Rental Management
Having a property management company manage your property has a number of advantages versus managing the property long distance. You have the comfort of knowing someone is on-site should anything go wrong such as renters that are too noisy or disruptive. If a major storm occurs, we can assess the condition of your home and take immediate steps to fix any problem. Our philosophy is we are entering into a partnership and communication is important to sustain the partnership. Below is a summary of what support King's Foot, Inc provides.
Rental and Marketing of your property.
- Setting up your property on vacation by owner website (we currently recommend/use 3 or 4 sites). Each site has a cost associated.
- Responding to inquiries, processing rental agreements, managing payments
- Checking renters in and out
- Inventory/inspection of unit after each rental
- Establish special promotional advertisements: Craig's List, club websites, etc.
- Provide promotional materials/advertising.
Cleaning of the property:
- Ensure the unit is cleaned after every rental and prepped for the next rental. We currently charge the renter a one-time cleaning fee.
- Provide cleaning supplies.
Maintenance of the property:
- Identify preventive maintenance items
- Replace incandescent bulbs within arm's reach of the floor
Fees:
- Management fee is 30% of gross rents
- $180 annual fee used to cover setting up the websites, taking pictures, inventory, etc.
- $35/hour when required to set up maintenance, repairs, shopping to replace worn/broken items, staging condo in preparation to rent, or other items necessary to maintain the property.
